How the Home Buying Process Works

Most people think the home search comes first. Actually, getting your financing lined up first puts you in a much stronger position — and saves you from falling in love with a home you can't yet offer on.

  • Step 1 — We Talk: A free, no-pressure conversation about your goals, budget, and timeline. I answer your questions honestly, no matter where you're starting from.
  • Step 2 — Pre-Approval: I review your income, assets, and credit to determine how much you can borrow and which programs you qualify for. A strong pre-approval letter gives you real negotiating power with sellers.
  • Step 3 — Shop With Confidence: With pre-approval in hand, you work with your real estate agent to find the right home. I stay available to update your letter for specific offer amounts and answer financing questions on the fly.
  • Step 4 — Under Contract: Once your offer is accepted, I submit your full loan application, order the appraisal, and coordinate with the title company and escrow. I handle the details so you can focus on the excitement.
  • Step 5 — Close & Get Your Keys: I'll walk you through exactly what to expect at closing so there are zero surprises — just the moment you've been working toward.

Loan Types I Can Help You With

Every buyer's situation is different. Here are the programs I work with — I'll help you figure out which one fits you best.

Conventional
The most common loan type. Great for buyers with solid credit. Down payment from 3%, no PMI with 20% down.
FHA
Backed by the federal government. More flexible credit requirements and down payment as low as 3.5%.
VA
Exclusively for veterans, active duty & eligible spouses. Zero down, no PMI — one of the best benefits available.
USDA
100% financing for eligible rural and suburban areas. Lower mortgage insurance than FHA.
Jumbo
For high-value properties above conventional loan limits. Common in the Seattle area and throughout California.

I'm Hanna Stullick, a Loan Officer with Guild Mortgage licensed in both Washington and California. From day one in this industry, I've been drawn to the human side of homeownership — the nerves, the excitement, and the life-changing moment of getting the keys.

My specialty is first-time homebuyers. There's nothing quite like walking someone through the process for the very first time and watching their confidence grow from "I don't know if this is even possible" to "we closed!" That transformation is why I do this work.

I'm also deeply committed to serving our veterans through VA loan programs — a benefit that is too often underused or misunderstood. And I've made it my mission to know every down payment assistance program in Washington and California inside and out, because too many buyers don't know these resources exist.

When the path forward isn't obvious, I get creative. Complex situations, unique income structures, tricky credit histories — I don't give up easily. There's almost always a solution, and I'll find it.
